VNQ tracks the MSCI US Investable Market Real Estate 25/50 Index, holding a broad basket of US equity REITs across apartments, warehouses, data centres, healthcare, and retail — it is the largest real-estate ETF. Because REITs must pass the bulk of their taxable income through to shareholders, its quarterly distributions run above the broad market and are mostly taxed as ordinary income rather than as qualified dividends.
